Here's what actually moves the price up or down, so you know what to expect before you call for an estimate.
The single biggest cost driver is how much of the roof decking and rafters show active growth. A localized patch near one vent is a much smaller job than mold that has spread across a large section of decking, because more surface area means more time spent on containment, treatment, and cleanup.
Attics with a full walk-up staircase and standing headroom are faster and less labor-intensive to work in than attics reached only through a small scuttle hole, or ones with limited clearance near the roofline. Tight, low-clearance spaces take longer to treat safely and that time is reflected in the price.
If mold has reached the insulation itself — especially loose-fill or fiberglass batts — that insulation typically needs to be removed and replaced rather than cleaned, which adds a materials and disposal cost that a decking-only job wouldn't have.
If the underlying cause — inadequate ventilation, a roof leak, or an HVAC condensation issue — hasn't been addressed, remediation alone won't hold. Sometimes the estimate needs to account for coordinating with a roofer or HVAC technician so the mold doesn't simply return in a few months.
